Looking to sublease office space

We are a small software company (2 of us) looking to rent a separate office space or share space with another technology company. The ideal location would have 1 large office (~250 sq.ft), an open area, a boardroom, and a server room (however, we are flexible).
A location in Vancouver, Downtown, Burnaby or Richmond is preferred. We are ready to move anytime.
