space available in Gastown, Yaletown, Railtown?

I''m with a small tech company and we''re looking for office space or a live/work space available in Gastown, Yaletown or Railtown. Preferably between 700 to 1200 sq ft, depending on the layout. Subleasing and/or sharing a space with another tech company is also an option.
