The purpose of the Leasing Specialist/Coordinator (Wireless Site Acquisition) is to support wireless site acquisition activities and maintenance of Real Estate agreements to facilitate our client’s growth in Calgary and surrounding areas.
• Reviews and records lease agreement documentation and zoning and permitting decisions. Performs a variety of assignments to support the activities of the Director of Real Estate, the Directors of Regional Operations, and the Director of Program Management.
• Ability to coordinate duties in multiple markets under limited supervision and/or has progressive and specific telecommunications collocation expertise in the site acquisitions field.
• Responsible for ongoing tracking of lease agreements and to manage re-negotiations and renewals in an organized manner.
• Responsible for negotiating and securing basic real estate agreements with landlords on simple installations.
• Coordination of tasks for Real Estate Director on larger more complex deals.
• The Leasing Specialist/Coordinator is responsible for wireless telecom site identification, due diligence, and lease negotiations within a specified search area for basic less complex installations.
• Coordinate with RF Engineers, Planning and Construction personnel to ensure that the selected sites meet the engineering, zoning and construction requirements.
• Coordinate the qualification and design visit with RF and Construction teams.
• Perform review of construction drawings and make necessary changes.
• Negotiate an acceptable lease agreement between the landlord of the approved candidate(s) sites.
• Procure the landlords’ signatures on lease agreements, zoning application, Limited Power of Attorney, Memorandum of Agreements, Non-disturbance Agreements and Construction Drawings for basic agreements.
• College/University diploma in business or administration
• Must have Advanced level Microsoft Office PC skills
• Strong organizational skills are required
• Ability to prioritize workload and meet tight deadlines with a high degree of accuracy
• Must have excellent oral and written communication skills
• Familiarity with local site development processes for co- location, modifications and upgrades.
• Three years experience in Telecommunications industry.
• Demonstrated understanding of real estate acquisition and leasing principles through training and/or work experience; leasing and negotiating experience in the wireless telecom industry preferred
